The verdict, October 2026

More choice for buyers, and still tight for renters

Sales: leaning to buyers. Homes for sale have climbed from 120 at the end of March to 163 now. Over the last four weeks 34 homes came to market and 26 sold, roughly 13 new homes for every 10 sold. Buyers have choice and time, and the homes selling are the ones priced right from day one.

Prices: holding, with room to negotiate. Prices agreed per square foot averaged £551 over three months. Last week's £512 was 6% below that, which is where the room to negotiate is, especially on homes listed for a while.

Lettings: still in landlords' favour. Only 32 homes to let across both areas, under two months' supply. Rents agreed have averaged around £1,900pcm over three months.

The bigger picture: Bank Rate is 3.75%, held on 17 September by 6 votes to 3, with the next decision on 5 November.
