What’s your Bath home worth?

A proper valuation from someone who sells houses on your street — not an algorithm.

  • A real number, with the recent sales it’s based on
  • Around 45 minutes, at a time that suits you
  • No obligation, no pressure, no contract in the bag
  • You get Jack — the person who’ll actually sell it

Letting it out rather than selling? Luke handles lettings — book a rental valuation.

What actually happens

Most people put off booking a valuation because they expect to be sold to. Here’s the whole thing, start to finish.

You book

Fill in the form or ring us. We’ll call back to agree a time — evenings and Saturdays are fine.

Jack comes round

About 45 minutes. He walks the house, asks what you’re hoping to do, and looks at what’s actually sold nearby.

You get a number

A real figure, with the comparable sales behind it. Then you go away and think about it. No contract in the bag.

Who’s coming

You get Jack

I do my own valuations. Not a valuer you’ll never see again, not a junior sent out to fill the diary — the person who will actually sell your house.

My brother Luke and I run Flower Property between us. I lead sales, and I cover Bathwick, Widcombe and the rest of Bath. I know these streets well enough to tell you which side gets the afternoon light.

What actually happened

Any agent can tell you a number. Here’s what we did with three real instructions.

Pye Corner

2 weeks

At full asking price

Six months on the market with two other agents before it came to us. We sold it inside a fortnight, at the asking price.

Trinity, Park Street

6 of 7

Units sold in one month

A new-build development. We sold six of the seven units within a month of launching it to the market.

Pulteney Mews, Bathwick

2 weeks

From launch to sold

A house in the heart of Bathwick, sold in a fortnight — on the streets we know best.

★★★★★

Jack was professional, kind and genuine. Care was in every step of the way. We couldn’t have asked for better support.

Hannah, buyer
★★★★★

Very impressed and refreshed by what you do and how you do it. The whole sale process in the UK is excruciating — however, despite the first buyer dropping out, with your value-add it wasn’t really an inconvenience.

Worth saying

Why the instant online figure is usually wrong

No algorithm knows which side of the street gets the afternoon sun.

Online valuation tools work off postcode averages and past sale prices. In most of the country that’s a reasonable guess. In Bath it isn’t.

Two Georgian houses on the same terrace can be sixty thousand pounds apart on light, ceiling height, a garden that catches the sun, or a parking permit zone. A basement flat on Sydney Buildings and one four doors up are not the same product. Listed status, flying freeholds, awkward leases and the difference between a real garden and a lightwell — none of that shows up in the data.

So we come and look. It takes 45 minutes and it’s the only way to get a number you can actually plan around.

Ready when you are

Even if you’re a year off moving — knowing the number is how you start planning.
