Launch open morning: Saturday 7 November, 10:00 to 13:00. Drop in, or book a private viewing in the week.
Historians can tell you roughly when 51 Prior Park Road was built by what is missing. The house is not on the 1828 map of the Prior Park estate, but it had made the Bath Guide by 1853, which puts it squarely in the 1830s, when Bath's builders were turning the slopes below Ralph Allen's great mansion into a run of handsome stone villas. Each one is a little different from its neighbour, and Historic England thought enough of this pair to list it Grade II in 1975.
Inside, the house was properly reworked in 2019 and 2020, and done the right way, with full planning permission and listed building consent behind every change. The ground floor has two reception rooms, a drawing room and a sitting room, and a kitchen dining room at the back, the part of any house where everyone ends up anyway. Beyond it are a pantry, a utility room, a laundry and a shower room. Upstairs there are four bedrooms, the family bathroom and a separate WC, so with the shower room downstairs the morning queue is someone else's problem.
Conservation roof lights bring more light in at the back, and the electrics have been fully rewired. The gas central heating is backed up by underfloor heating, which on a cold Bath morning is the next best thing to a fire.
Then there is the outside, which is where this house quietly beats most of its neighbours. At the end of the garden, the old garden store was converted into a home office as part of the consented works, so the commute is now about twenty paces.
And at the front, a driveway takes three cars, off the road and free, with an EV charger already fitted. In a city where most people are hunting for a space, that alone is worth the viewing.
The practicalities: about 1,758 sq ft (164 sq m) in all, including the 61 sq ft garden office. Freehold, with no ground rent, service charge or estate charge. Grade II listed, in a conservation area. Mains gas, electricity, water (metered) and drainage. Gas central heating with underfloor heating. EPC rating E. Council tax band F. Superfast broadband is connected through Truespeed, and mobile signal is reported as good in every room. Driveway parking for three cars with an EV charger. Garden with a shed and a garden studio.
The consents are public on the Bath and North East Somerset planning website: 19/03231/FUL and 19/03232/LBA (granted 3 September 2019), and 20/01672/LBA (granted 18 June 2020). The sale will be with vacant possession. The seller is onward purchasing and is actively looking for a home in the area, subject to the sale of 51 Prior Park Road.
Prior Park Road runs up from Widcombe, one of the few parts of Bath that still feels like a village. Widcombe Parade is at the bottom of the road for coffee at The Colombian Company, a pint at The Ram and the kind of independent shops that remember your order, the Kennet and Avon canal is a few minutes away, and Bath Spa station and the city centre are a short walk across the river.
For a family, the schools are a big part of the appeal. Widcombe Infant School is about a 13 minute walk, and The Paragon, the junior school of Prior Park College, is about 10 minutes away on foot in Lyncombe Vale. Prior Park College itself is at the top of the hill, about a 20 minute walk. Beechen Cliff School is about 15 minutes on foot and Hayesfield Girls’ School about 25, while King Edward’s School, Ralph Allen School and Monkton Combe School are each a five to ten minute drive.
Go the other way and the road climbs towards Prior Park itself, Ralph Allen's Palladian mansion and its National Trust landscape garden, which is the sort of Sunday walk most people have to drive to. Our own office is round the corner at 2 Sussex Place, so you know where to find us. The Walcot Group are also part way through a multi-million pound refurbishment of The White Hart, which will reopen as a pub and restaurant with ten guest rooms.
