Why the instant online figure is usually wrong
No algorithm knows which side of the street gets the afternoon sun.
Online valuation tools work off postcode averages and past sale prices. In most of the country that’s a reasonable guess. In Bath it isn’t.
Two Georgian houses on the same terrace can be sixty thousand pounds apart on light, ceiling height, a garden that catches the sun, or a parking permit zone. A basement flat on Sydney Buildings and one four doors up are not the same product. Listed status, flying freeholds, awkward leases and the difference between a real garden and a lightwell — none of that shows up in the data.
So we come and look. It takes 45 minutes and it’s the only way to get a number you can actually plan around.
